What leasing options are available?
We offer flexible lease terms of 3 - 14 months.
Do you offer co-living and individual (by-the-bed) leases?
No, we do not offer co-living. We do one lease per apartment with all applicants on the lease.
What are your application requirements?
Typically we require a household income of 2.5x the market rent and a full criminal and credit screening, along with verification of past rental history.
Can I apply online?
Yes. Use our convenient online application to get started.
When is rent due and how can I pay my rent? What forms of payment are acceptable? Is there a late fee for overdue payments? Is there a grace period?
Rent is due on the first, and we accept checks, money orders, cashiers check, debit in the office, or online with an e-check or credit card. We offer a grace period of three days. The late fee is 10% of your market rent.
Are you near any transportation routes? Which ones?
We are minutes away from Mountain View Corridor and Bangerter Highway.
How much is the security deposit and is any of it refundable?
The deposit* is anywhere from $400 - $675 based on approved credit. The refundable portion is $125 for apartments and $140 for townhomes. *Subject to change
Is there an application fee?
The application fee is $35 per person. Anyone age 18 and older must apply.
Do you allow felons?
We approve or deny applications as a whole.
Is renter's insurance required?
Yes, we require renter's insurance with $100,000 of liability coverage. Personal content coverage is highly recommended.
Do you have additional items I can rent?
Yes, we have garages for rent and the clubhouse can be rented for private events.
What happens if I need to move out before my lease expires?
There is a lease settlement agreement that requires a 30-day notice and an additional lease settlement fee of 2x the market rent.
Can the apartment be sublet or listed on VRBO or Airbnb?
No, the lease does not allow subletting or listing on short-term platforms such as VRBO or Airbnb.
What are the occupancy guidelines?
The occupancy limits are 2 people per bedroom plus 1 in the living room.
Can I request a specific apartment?
Yes, depending on our availability.
Do you accept Section 8 vouchers?
Yes, we do accept Section 8 vouchers. Contact the leasing office for more information.
How long can you hold an apartment and how much is the deposit?
We hold apartments for two weeks maximum with the deposit ($400 - $650 OAC).
What are the hours for the leasing office?
The leasing office is typically open Mon-Tue 8 AM - 6 PM, Wed 8 AM - 5 PM, Thur-Fri 8 AM - 6 PM, Sat 9 AM - 4 PM, Sunday, Closed.
What are the hours for the fitness center, pool, and laundry facility?
For your convenience, the fitness center is open 24/7 all week.
The pool is open daily from 10 AM - 10 PM during the summer months— head on over for a swim.
The laundry facility is open 24/7 all week.
Do you offer valet trash service and/or recycling?
While we do not currently offer valet trash pick-up service, we do have recycling available.
What do you offer for internet and cable services?
Yes, we offer free internet services through Mereo, and we offer cable through Xfinity.
Do you have package lockers/how do I get my packages?
Yes, we have an Amazon Hub Package Locker that is accessible 24/7.
Is storage included? Is additional storage available?
Apartments include extra storage off the balcony or patio. If you need additional storage, we have garages for rent.
Are BBQ grills available? What kind of grills do you have?
We have charcoal grills available which are located in the courtyard for our residents to enjoy.
Do you have bike racks?
Yes, we do provide bike racks in our apartment community.
Is there laundry on-site?
Yes, we provide a 24/hour laundry facility for residents' use; apartments also have washer & dryer hookups.
What is the smoking policy?
No smoking in the apartments.
I have a maintenance/emergency maintenance issue? What do I do?
For normal maintenance issues please contact management via phone or submit a service request online in your resident portal. For an emergency issue call the office, after hours it will be forwarded to our on-call service.
Do you allow pets? What is the pet policy?
Yes! We are a pet-friendly community. We accept cats and dogs. No exotic animals and dogs/cats must be over 6 months old. Limit 2 pets per apartment and max 65 lbs. Restricted breeds do apply. Please contact us for more information about your furry friend.
What is the parking situation?
We assign one covered parking stall per apartment. All uncovered parking is available to all registered operational vehicles. Garages are also available for rent. Please contact management if someone is parked in your spot. Guests need to have prior approval from management. We provide snow removal, contact management for more details.
Are there building quiet hours?
Yes, quiet hours run from 10 PM to 8 AM. Please be considerate of your neighbors.
Are there fees for using the common areas?
Rental fees apply for clubhouse rentals for private events, but all other communal spaces are free for our residents.
Can I have a grill on my patio?
No charcoal grills are allowed on patios. Contact management for more details
Is there public transportation nearby? What stop is closest?
We are 15 minutes away from the nearest TRAX Station DayBreak Parkway.
What school district serves the community? High Schools? Junior High? Middle Schools? Elementary School?
We are in the Canyons School District. Silvercrest Elementary School, Copper Mountain Middle School, Herriman High School
Is there shopping nearby?
Yes, we are near Smith's Marketplace, WinCo, and Mountain View Village.
Are there washers and dryers in the apartments?
Apartments have connections for full-size washers and dryers. We also have a laundry facility available 24/7 for residents. Rentals are available through the appliance warehouse.
What appliances are in the kitchens?
Apartment appliances include a refrigerator, electric stove, dishwasher, microwave, and garbage disposal.
Is there a bathtub or just a shower? Are they together or separate?
All apartments come standard with a shower/bathtub combo.
Are the apartments furnished?
Our apartments are not furnished. Bring your own style to make it yours!
What size apartments do you offer?
Our one-, two-, three-, and four-bedroom apartments range from 900 to 2,550 square feet, so no matter what, we have something to fit your needs.
What type of flooring is in the apartments?
Our apartment homes have plank, carpet, and vinyl flooring.
Do these apartments have a balcony or patio?
Yes! Apartments have balconies and patios for residents to enjoy.
Do these apartments have AC?
Yes! These wonderful apartments have central air conditioning and gas heat.
Do you have ADA apartments here?
Yes, we offer ADA apartments dependent on availability.
Can guests use the amenities?
Guests are welcome to use amenities as long as they are accompanied by the resident
Can I have a recreational vehicle parked on the property?
No, we do not allow recreational vehicles to be parked on the property.
Can I upgrade my internet to a faster speed?
We do provide free internet; residents can opt to upgrade their internet to faster speeds. Contact the office for details.
Do you offer any discounts?
Yes, we offer discounts to qualified students, teachers, military personnel, preferred employers, and police.
